I am leaving Austin, TX. Right before the Housing Crash hits! Home Prices could decline by up to 50%. Learn why I’m leaving the city and why Austin’s Housing Market is in one of the biggest bubbles in US History.
I moved to Austin 15 months ago – along with others like Joe Rogan and Elon Musk. I bought the hype of Austin as a growing tech city with a fun nightlife and booming real estate market. But over the last year I’ve learned that Austin as a city – and Housing Market – holds the title as most overrated in the United States.
Home prices across the Austin metro are – according to Zillow – have increased by a massive 45% over the last year. This is compared to typical appreciation rates of 3-4% in most years.
This sudden burst of appreciation has made Austin – a once affordable city – now extremely expensive. Home down payments, property taxes, and rental rates are all skyrocketing, while local income and wages are stagnating. This is a potentially disastrous recipe that could result in a massive Housing Crash.
Austin is now more expensive than Boston when comparing local home prices to wages. Think about that for a second. Boston is a city with huge career opportunities, networking, and limited new home building. Austin, on the other hand – has very limited career growth outside of tech and builds more new homes than anywhere else in America.
Austin’s recent home price growth is the 3rd highest in recent US History according to Zillow, behind only Boise in 2021 and Phoenix in 2005. Most other cities that experienced similar levels of single-year home price growth had an epic housing crash on the order of 50-60%.
The lack of affordability in Austin, as well as the lack of growth prospects and networking opportunities, has caused me to leave the city. Over the next three weeks I will be packing up my things and starting the next chapter of my life in Dallas, TX.
